Comprehensive Real Estate Services

Our firm can help you stay up to date with records and ongoing obligations that arise from real estate transactions. After a closing, we provide our clients with user-friendly CDs containing all the information that they need, rather than swamping them in stacks of confusing paperwork. We also send electronic reminders over time for taxes and bills that are periodically due. Each of our clients receives a code to access these important files at any given time. We also submit all of our documents electronically rather than sending papers to the recorder’s office. When you choose Stok Kon + Braverman to handle your complicated real estate matters, we make it our top priority to simplify the legal process and provide efficient representation that aims to protect your best interests.

Commercial Real Estate Representation

Helping review and draft complex commercial lease agreements is just one of the services we offer in the real estate realm. A commercial lease is a type of contract between a landlord and an entity to use a certain property to run a business. These agreements can extend to offices, retail spaces, warehouses, or a combination.

A commercial lease should contain the following provisions:

  • Provisions for how much rent will be paid each month or year and when it will be due
  • The duration of the overall lease, including a specific beginning and ending date
  • Details about a security deposit, such as the amount, how and when it should be returned, and when it can be returned by the lessor

Please get in touch with our commercial real estate team if you need legal guidance with any of the following matters:

  • Reviewing, negotiating, and drafting commercial lease agreements
  • Analyzing property value
  • Title examination
  • Due diligence for potential investors and buyers
  • Assessing the return on investment on various property
  • Evaluating rezonings
  • Property entitlements
  • Loan closings
  • Code enforcement violations
  • Drafting leases and occupancy agreements

Residential Real Estate Transactions

In Florida, the most common type of foreclosure is judicial. When such an action is initiated, the borrower has 20 days to respond to the complaint. The foreclosing party is required to publish notice of sale for two straight weeks at least five days before the sale. Under Florida law, however, courts have the power to halt foreclosure proceedings if mediation is underway.

Once the house is sold, the eviction process is part of the foreclosure action because the right to possession is included in the judgment. After a certificate of title is issued, the foreclosing party can file a motion for writ of possession. If the motion is granted, the writ is posted to the house and the occupants have 24 hours to move out of the premises.

We are accustomed to handling the urgent, time-sensitive issues that arise from foreclosures, and we can help you understand your rights and options.

Our real estate lawyers represent Broward County residents and other clients who need assistance with the following residential real estate matters:

  • Foreclosure defense
  • Short sales
  • Forbearances
  • Deeds in lieu
  • Title examination and closings
